The papers worth gathering before listing, from the property tax bill to the energy certificate, so you reach signing without surprises.

Identity and ownership

ID for all owners and the title deed. If there are several owners, all must appear and sign; it's worth confirming this before listing to avoid blocks at signing.

Registry status and charges

An up-to-date land registry extract shows ownership, mortgages and liens. A live mortgage doesn't prevent a sale, but its cancellation must be planned for before or at the deed.

Taxes and community fees

The latest property tax receipt and, where relevant, a certificate from the homeowners' association confirming you're up to date. The buyer and notary will ask for these.

Energy efficiency certificate

The energy certificate is mandatory to publish the listing. It's best ordered at the start, not at the last minute: it takes a few days to process.
