It's the mandate by which you entrust the sale to a single agent for a set period. In return, that agent invests fully in your property: photography, distribution, screening and negotiation, knowing their work won't be diluted.

A property listed by several agencies at different prices signals distrust and gets 'burned'. Exclusivity concentrates the effort, keeps one price and one message, and usually leads to a better final price.

What conditions to require

Ask for a reasonable term, a written work plan, regular activity reports and an exit clause with notice. A good exclusive is demanding on the agent, not on you.
